Jay Thakkar Bets Against Realty as Crude Pins Nifty

Jay Thakkar buys LTM and Dr Reddy futures and sells Oberoi as call writers pin Nifty at 22,500-23,000 with crude near $111.

Jay Thakkar told clients to buy LTM and Dr. Reddy’s Laboratories futures and sell Oberoi Realty after the Nifty 50 closed at 22,811.35. The ICICI Securities derivatives head said the index stays sideways to negative until it clears 23,000, with call writers holding a 22,500-23,000 range as crude sat near $111 a barrel.

The three stock futures are the sector overlay on that cage. Dollar-revenue IT and a defensive pharma name get the short-covering bid. Mumbai realty takes the inflation hit.

Nifty Tagged 23,120 Then Gave It Back

The Nifty 50 fell 77.60 points, or 0.34%, on Wednesday, October 21, after opening at 23,016.00 and printing an intraday high of 23,120.90. That high was the break Thakkar said would force short covering. The index then slid to 22,649.90 and settled back under 22,900. The previous close was 22,888.95.

The BSE Sensex dropped 143.21 points, or 0.19%, to 73,709.69 after swinging from 74,682.19 to 73,229.45. Bank Nifty closed at 54,976.90, down 0.92%. On the NSE, 2,988 shares finished lower and 608 closed higher. In the F&O book, 46 contracts advanced and 168 declined.

WEDNESDAY’S INDEX TAPE

  • Nifty 50: 22,811.35, down 77.60 points, after a 23,120.90 high and a 22,649.90 low.
  • Sensex: 73,709.69, down 143.21 points, after an early run that failed above 74,682.
  • 52-week frame: The Nifty is 13.5% below its 26,373.20 peak of January 5, 2026, and 11.82% lower over one year, with the 52-week low at 22,179.90 on October 8.
  • Flows: Foreign investors bought Rs 1,022 crore in cash on October 21, after selling Rs 8,431 crore over the five sessions through October 19; domestic institutions bought Rs 1,614 crore on October 21.

Vinod Nair, head of research at Geojit Investments, said elevated crude and continued foreign selling overshadowed talk of an India-US trade deal, with profit-taking hitting autos, financials, metals and realty. Infosys, HCL Tech, Tech Mahindra and TCS were among the Nifty names that still closed higher.

The 22,500-to-23,000 Options Cage

Thakkar, vice president and head of derivatives and quant research at ICICI Securities, with more than 15 years in technical and options work, had already moved the near-term map down by 500 points on both edges. Call writers, he said, had pulled the live range to 22,500-23,000 from 23,000-23,500.

Call writers remain aggressive, with the immediate trading range shifting to 22,500-23,000 from 23,000-23,500. A break below 22,500 is likely if crude oil prices remain elevated.

Jay Thakkar, Vice President and Head of Derivatives and Quant Research, ICICI Securities

Below 22,500 he listed 22,000 and then 21,700 as supports, calling 21,700 crucial. A close above 23,000, he said, could trigger further short covering. Wednesday’s tape tested that rule in one session: the index tagged 23,120.90, then closed at 22,811.35.

His own options book followed the same map. A Nifty 23,050 call he had recommended on Wednesday hit its stop. By Thursday morning he was booking a long strangle struck at 22,500 on the put and 23,000 on the call, bought at 70 each for a 140 debit and marked at 175 (the put at 124, the call at 51).

That strangle pays when the index stays inside the same 500-point box he assigned the cash market. In early August he still had 25,000 as a live Nifty target and 24,000 as support. The ceiling he is now trading is 23,000, and the 23,000 call wall has been the lid through months of the Iran war and $100-plus oil.

Crude Near $111 Is Splitting the Tape

Brent crude futures for December delivery surged as much as 2.32% to a nearly five-month high of $111 a barrel, after attacks on Gulf shipping and no sign of a diplomatic path out of the Iran war, with tighter US crude and product stocks adding support. The IMF’s October outlook still assumes an average oil price of $95.74 a barrel in 2026, then $87.39 in 2027, against $67.74 in 2025. Spot oil is running well above that path.

India’s retail inflation was already 5.54% in September, up from 4.82% in August. Thakkar’s stock list is the second move after that mix: buy the exporters who bill in dollars, sell the domestic name that eats higher cement, steel and borrowing costs.

SECTOR CLOSES, OCTOBER 21

Index Close Wednesday One month
Nifty IT 32,422.50 +2.88% +12.37%
Nifty Pharma 25,565.90 -0.19% -4.28%
Nifty Realty 805.85 -1.25% -4.54%
Nifty Bank 54,976.90 -0.92% -2.45%
Nifty Auto 25,196.65 -1.54% -7.12%
Nifty Capital Goods 15,661.67 -2.71% -8.23%

Nifty IT led all 28 sectoral indices on Wednesday, with only three sectors up and 25 down. Over one month IT is still the only major group in double-digit gain, up 8.69% on the week as well. Realty, autos and capital goods took the oil and rate hit that Thakkar is expressing through Oberoi.

A Soft Quarter Did Not Knock LTM Off Its Base

LTM Limited, the IT services firm formerly named LTIMindtree, closed at Rs 4,298 on the NSE, up 0.78% from Rs 4,264.90, after trading between Rs 4,250.20 and Rs 4,343.10. Thakkar’s buy band is Rs 4,280-4,310, so the stock finished inside the entry. He has a target zone of Rs 4,450-4,550 and a stop below Rs 4,230. Options, he said, show support at Rs 4,200-4,300, with Rs 4,500 the near-term target, and accumulated shorts that could cover.

The company reported Q2 FY27 results on October 16. Revenue from operations was Rs 11,807.6 crore, up 13.6% year on year and 1.7% quarter on quarter. Profit attributable to shareholders was Rs 1,379.9 crore, down 0.1% year on year. EBIT rose 11.5% year on year to Rs 1,838.1 crore, and the EBIT margin was 15.6%. Dollar revenue was $1,235.2 million, up 5.1% in constant currency.

LTM Q2 FY27 IN BRIEF

  • AI mix: Combined Enterprise AI and Business AI revenue rose 47% year on year, with AI at 13.4 percent of revenue.
  • Orders: Inflows fell to $1.26 billion from $1.59 billion a year earlier, about 21% lower, a two-year low as shorter AI contracts replaced larger traditional deals.
  • Dividend: The board declared an interim dividend of Rs 25 a share, record date Friday, October 23.
  • Street: Thirty-eight analysts rate the stock a Hold, with an average 12-month target of Rs 4,437, just under Thakkar’s lower futures target of Rs 4,450.

The stock is still 33% below its 52-week high of Rs 6,429.50 and about 22% above the Rs 3,528 low. Market cap is Rs 1,27,488 crore, with 88,835 staff. Management flagged Saudi disruption and pricing in traditional services as pressures, and said the second half should beat the first. Thakkar is not arguing the five-year story. He is arguing that a short-term base plus a short pile can squeeze while Nifty IT is the only sector catching a bid.

Dr Reddy’s Heads Into Results With Fresh Longs

Dr. Reddy’s Laboratories closed at Rs 1,244.50 on the NSE, up Rs 2.00 or 0.16% from Rs 1,242.50, after a session range of Rs 1,232.50 to Rs 1,252.00. That is a fourth straight NSE gain, and it sits inside Thakkar’s Rs 1,230-1,250 buy zone. His targets are Rs 1,300 and Rs 1,350. The stop is below Rs 1,180.

He said the stock has beaten the Nifty Pharma index and seen long additions in futures. Options show strong put additions at Rs 1,100-1,200, and a move above Rs 1,200 could force more short covering. Nifty Pharma itself closed at 25,565.90, down 0.19%, so the outperformance is relative, not a sector stampede. The 52-week range is Rs 1,101 to Rs 1,414.90. Market cap is Rs 1,03,918 crore.

The company has a Q2 FY27 earnings call on Friday, October 23. Thakkar’s futures long therefore sits in front of that print, with the stop 64.50 rupees under Wednesday’s close and the first target 55.50 rupees above it. Pharma is a thinner oil-shock hedge than IT, but it is still a defensive book that does not import crude as a core input.

Twenty-Six Analysts Still Rate Oberoi a Buy

Oberoi Realty closed at Rs 1,647.40, down Rs 29 or 1.73% from Rs 1,676.40, after trading between Rs 1,628.70 and Rs 1,692.50. Thakkar’s sell band is Rs 1,640-1,660, so the close is inside the short. He wants Rs 1,580-1,550, with a stop above Rs 1,720. The stock is 6.9% under its 50-day average of Rs 1,769.50 and under the 200-day average of Rs 1,732.10. It is down 3.47% on the week and 10.67% over one month. Nifty Realty fell 1.25% on Wednesday.

He said Oberoi has formed lower tops and lower bottoms with a rise in short positions, and that call additions at Rs 1,680-1,720 keep the near-term view negative until those strikes break. Elevated inflation, he added, could weigh on the stock. The September quarter’s accounted revenue was Rs 1,845 crore, down 15.35%, with profit of Rs 760 crore, down 18.10%. The Q2 call still described the Gurugram launch as sold out in its first phase, with sales exceeding Rs 8,000 crore, so the accounting dip and the booking tape are not the same story.

WHERE THE OBEROI DESKS DISAGREE

  • Thakkar’s tape: Lower highs and lower lows, rising shorts, heavy calls at Rs 1,680-1,720, and inflation as a near-term weight, with a futures target down at Rs 1,550-1,580.
  • The 12-month book: 26 analysts still rate it a Buy, with an average target of Rs 2,083, which is 26.45% above Wednesday’s close, and a market cap of about Rs 59,900 crore.
  • The business mix: Annuity assets near full occupancy and a sold-out Gurugram phase sit beside a weak accounted quarter and a chart that has already lost the 50-day and 200-day averages.

That gap is the trade. Thakkar is not arguing the company is broken. He is selling a one-to-four-week futures bounce in a rate-sensitive name while oil and inflation stay loud. The Street target of Rs 2,083 can sit on the same sheet as a short below Rs 1,720 if the horizon is different.

What the Three Futures Trades Target

All three names closed inside his entry bands on Wednesday, which is the whole point of a same-session futures note. LTM and Dr. Reddy’s are already in the buy zone. Oberoi is already in the sell zone. The stops are tight relative to the targets, and the index overlay is explicit: stay in the stock futures only while Nifty remains a 22,500-23,000 problem, and treat a close above 23,000 as the signal that shorts start to cover in the benchmark itself.

THAKKAR’S THURSDAY FUTURES GRID

Contract Action Wednesday close Entry Target Stop
LTM Buy Rs 4,298 Rs 4,280-4,310 Rs 4,450-4,550 Below Rs 4,230
Dr. Reddy’s Buy Rs 1,244.50 Rs 1,230-1,250 Rs 1,300 and Rs 1,350 Below Rs 1,180
Oberoi Realty Sell Rs 1,647.40 Rs 1,640-1,660 Rs 1,580-1,550 Above Rs 1,720

Nine of 10 individual traders in equity futures and options have incurred net losses, per the standard exchange risk disclosure, and these three tickets are short-dated derivatives, not a 12-month book. Cash-market names were also in play on the same Thursday session, including a separate list of five stocks chasing Thursday market highs.

Thakkar’s own Thursday morning tape was the strangle, booked for 35 points because 22,500 puts paid and 23,000 calls cheapened. The stock futures sit on that same range. LTM and Dr. Reddy’s are the cover if oil keeps the bid in exporters and defensives. Oberoi is the name he has on the other side of $111 crude.
