Mar Hall Opened the Pool Before It Finished the House
Mar Hall’s first Dutco-era spend was a 20-metre pool and members’ gym, a local leisure bet made while the Bishopton mansion was still being rebuilt.
Mar Hall put a 20-metre pool and a PRIMAL gym in front of local members in May 2024. That kit was the first public step after Dubai’s Dutco Group bought the Bishopton estate out of administration, and it landed a full year before the mansion bedrooms were finished.
General manager Joe Gallacher sold the suite as a members’ club with hotel guests welcome, not a spa garnish on a golf weekend. The rest of the house caught up in spring 2025. Woodland lodges and more spa water were still on the 2024 drawings.
The Pool Opened Before the Bedrooms Were Redone
Five-star Mar Hall Hotel, Golf and Spa Resort sits on a 240-acre woodland estate on the Clyde, about 10 minutes from Glasgow International Airport. In May 2024 it opened a rebuilt leisure wing: an indoor 20-metre pool, saunas, steam rooms, an outdoor thermal suite, and an open-plan gym whose cardio machines look over the water.
Curveline Design handled that first phase in a pale Scandinavian register. Align Partners, Dutco’s UK asset manager, sat on the same job. The work overhauled rooms that already existed rather than adding a new spa block, and Gallacher tied it to a “multi-million-pound redevelopment project to elevate and modernise the resort while celebrating Mar Hall’s rich Scottish heritage.”
A Spa and Golf Open Day ran on 25 and 26 May 2024 from 10am to 6pm. Visitors could book a pool slot, a nine-hole golf taster, ishga product discounts, a word with personal trainers, and a briefing on the wider spend. Booking ran through spa@marhall.com, golf@marhall.com and membership@marhall.com, which is how a launch weekend doubles as a membership drive.
Local Members Were Named Before Hotel Guests
Gallacher’s first line was not about overnight rates. It was about people who live close enough to use a pool on a Tuesday.

By April 2025 he was still making the same split. North America and the Middle East were the sales targets, he said, given the new owners, but “we need the international market, but we need locals too.” He called it a 74-bed hotel that has to work for day guests as well as long-haul arrivals, and he priced rooms from £245 a night at the relaunch.
The membership page now sells unlimited access to spa, gym and pool, with the same 10 percent cut stacked across the rest of the estate.

What Sits in the New Leisure Suite
The gym is the bit of kit that tells you who this phase was for. It is a PRIMAL gym floor overlooking the pool, with Performance Series half racks, benches and free weights, plus cardio lined up on the water. European spa trade notes also logged Life Fitness pieces in the same room. The layout is built to flip between small group classes and personal training without a second studio.
The pool hall is the other half of the same room. Two saunas and two steam rooms sit off the 20-metre tank. Outside, a thermal suite and a private spa garden add a four-person hot tub and heated loungers aimed at the River Clyde and the Kilpatrick Hills. The existing eight treatment rooms stayed in the plan, linked to the hotel by a covered walkway.

Spa manager Ailsa Young said the rooms had been “refreshed and revitalised” and that the hotel had “partnered with ishga to offer massages and facials.” The brand was already on the open-day discount list in May, then written into the full treatment menu later in 2024.
Dutco Bought the Estate Out of Administration
The leisure spend only makes sense against the 2023 collapse. Mar Estates went into administration in August 2023. On 18 December 2023, Dubai-based Dutco Group bought the resort, its first Scottish hotel, and pledged a £15 million upgrade with Align Partners. Nelson Gibb, Dutco’s chief executive, called Scotland a “world-class destination for hospitality.” The buyer’s JA brand already ran hotels in Dubai, the Maldives and the Seychelles, plus Edinburgh.
Dutco said at the purchase it wanted the estate to stand with Cameron House and Gleneagles. Plans listed woodland lodges, a leisure and spa refresh, and a full redo of guestrooms and public rooms. The spa wing was the piece guests could use first. Gallacher, who is from Clydebank, later said “the chance to come on board with the investment from Dutco was too big an opportunity to miss.”
The house itself is older than the hotel trade. Sir Robert Smirke, architect of the British Museum, designed the gothic mansion in 1828 for Major General Robert Walter Stuart, the 11th Lord Blantyre. Building ran to 1845 at a cost of £50,000. From 1916 it was the Princess Louise Scottish Hospital for Limbless Sailors and Soldiers. A new Erskine care home opened nearby in 2000, and the mansion became a hotel in 2004 after a separate £15 million conversion. The 18-hole Earl of Mar course, designed by David Thomas Jr, opened in May 2010.
FROM ADMINISTRATION TO A LOYALTY CARD

Glasgow studio Graven led the 2025 interiors with Timorous Beasties, Art Pistol and Elegant Clutter. Lisa King, design director at Align Partners, said the team approached the house “with a deep respect for the building’s storied past, while reimagining its spaces to meet the expectations of today’s luxury travellers.” Gallacher kept the hotel open through most of the job and parked CGIs in the lobby so guests could see the next room before it existed.
Eight Treatment Rooms Now Run on Hebridean Seaweed
ishga, from the Gaelic for water, is the product line that makes the treatment rooms Scottish rather than generic. The company hand-harvested Hebridean seaweed skincare on the Isle of Lewis, and Mar Hall put that extract into massages, wraps and facials once the new suite was open.
Leon Trayling, co-founder and director at ishga, said the tie-up rested on “shared commitment to luxury and indulgence” and on getting “the rejuvenating benefits of the ocean” in front of more guests. The menu that followed included a full body massage, hot stone and deep tissue work, a detox body wrap, a marine back treatment, and anti-ageing and “ultimate luxury” facials. Spa-day names on the same list ran to Hebridean Hideout, Callanish Stones, Scottish Luxury Spa and Dine, and a mum-to-be package.
The hotel later published a wider ishga treatment menu at Mar Hall, and the JA spa page still sells a Hebridean Hideout spa day from £125. That is the retail end of the same bet: a local brand in the rooms, a day ticket for people who are not sleeping in the house, and a shop if they want the cream to go home.
Gallacher Is Building a One-Stop Resort
By April 2025 Gallacher had a sharper line than the May launch copy. “We want to be a one-stop resort, not a one-trick pony,” he said. Helicopter hops to the Western Isles and shooting sat on the same list as the pool. He was “most excited” about a thermal garden and an indoor-outdoor pool looking at the Clyde, a second water project that was not in the May 2024 opening kit.
The 2024 lodge application is the land version of that idea. Thirty one-, two- and four-bedroom cabins would sit in the trees with private terraces, hot tubs, log burners and bikes, adding 59 bedrooms if they are built. Modular units would be made off-site and dropped in. A 24-person private cinema, a gaming room and a billiards room were listed with the house works. Executive chef Tony Tapia was putting in a kitchen garden, with talk of hens and, Gallacher said, alpacas that would not be on the menu.
WHAT THE BET NOW RESTS ON

In June 2026 the hotel joined GHA DISCOVERY as the first GHA DISCOVERY hotel in Scotland. That card is the international half of the same wager that started with a gym looking over a pool. Two years after the leisure opening, the mansion is back in west of Scotland diaries as a five-star dinner address, which is the custom a members’ suite actually has to fill once the launch weekend is over.
